Summerlin, Henderson, Anthem, Southern Highlands, Mountains Edge — most valley communities review window and door changes. Here's what they look for and how we get you approved.

The short answer
If you live in an HOA, you almost always need architectural approval before replacing windows or doors that face the street. We prepare and submit the packet for you, in parallel with your custom order, so it rarely delays install day.

What architectural committees review
Frame color
Must match the community's approved palette. White, tan and bronze are common; black is allowed in some newer communities.
Grid pattern
Some HOAs require grids to match the original builder style on front elevations; others allow removing them.
Glass appearance
Highly reflective or mirrored tints are often restricted. Our Low-E packages keep a neutral look from the street.
Opening changes
Converting a window to a door or resizing an opening needs both HOA approval and a building permit.
How we get you approved
- 01
Read your CC&Rs
We check your community's rules before you choose colors or grids, so you never pick something that gets rejected.
- 02
Build the packet
Application, product spec sheets, color samples, and photos marking every opening that changes.
- 03
Submit with your order
Approval runs while your windows are built, so the two timelines overlap.
- 04
Install to the approved spec
Our own crew installs exactly what was approved — no surprises at the next walk-through.
Why this matters more in Las Vegas
A large share of valley homes built since the 1990s sit inside master-planned communities, and many of them still have the original builder-grade windows. That means thousands of neighbors are replacing windows at the same time — and committees have seen every mistake. A clean, complete submittal is the fastest route to a yes.
Frequently asked questions
Do I need HOA approval to replace windows in Las Vegas?+
Most master-planned and gated communities in the valley require architectural approval for any change visible from the street, which includes window and door replacement. Approval covers appearance — frame color, grid pattern, glass tint or reflectivity — not code compliance.
How long does HOA approval take?+
Commonly two to four weeks, depending on how often the architectural committee meets. Because windows are built to order, we submit the packet when the order is placed so approval and production run at the same time.
What do HOA committees usually ask for?+
A completed modification application, the frame color and material, glass specification, grid pattern, and the elevations or photos showing which openings change. We assemble that package for you.
Can I change my frame color?+
Often yes, within the community's approved palette. Many valley HOAs allow white, tan/almond, bronze or black frames, but rules vary by community — we check your CC&Rs before you pick.
Does HOA approval replace a building permit?+
No. They are separate. A like-for-like retrofit usually needs HOA approval only; resized openings also need a permit, which we pull under our license.
What if I replaced windows without approval?+
HOAs can issue violations and require changes to match the approved style. It is far cheaper to submit first than to correct after installation.
