Replace it when the slab is visibly bowed or delaminating, when the frame is out of square enough that the latch no longer aligns, when there's water damage at the sill, or when the door is hollow-core builder stock on a sun-facing wall. At that point repairs are money spent on a losing position.

Fiberglass, steel, or wood — what actually survives here
Material matters more in Las Vegas than almost anywhere else in the country. A south or west-facing entry takes surface temperatures well above ambient for six months a year, and the wrong slab shows it fast.
Fiberglass — the default here
Doesn't conduct heat the way steel does, won't dent, and holds paint or stain through years of direct UV. Foam core gives real insulation value. This is what we install on most sun-facing entries.
Insulated steel — value pick, shaded entries
Strong and affordable, but the skin conducts heat and can get hot enough to feel from a foot away. A good call for north-facing or covered entries, a poor one for full afternoon sun.
Wood — looks best, costs most to keep
Nothing matches a real wood entry visually. Plan on refinishing every few years in this climate. We'll install it, and we'll tell you what maintenance you're signing up for.
Sidelites and transoms

Aliante, North Las Vegas — hollow-core builder door
Original 2004 hollow-core with daylight visible at the threshold. Insulated fiberglass with an adjustable threshold and full-perimeter seal; the dust line on the tile inside the door is gone.
Spring Valley — threshold repair, not replacement
Slab and frame were sound; the sweep had gone hard and the strike was misaligned. $240 of weatherstripping and adjustment instead of a $3,000 door. We said so and did that.
Green Valley — French doors to the courtyard
Failed dual-pane French doors with a leaking astragal. New units with multi-point latching and Low-E glass; the courtyard room is now usable in August.
Boulder City — sill rot repair and rebuild
Water intrusion had taken the sill and part of the jamb. Full frame rebuild, re-flashed, then a new insulated unit. The repair was itemized separately before we started.
